5 Benefits of Replacing Fascias

Fascia – often called the roofline, is the point where the roof meets the outer walls of the house. Due to the elements, this area can often deteriorate, losing its colour and strength. When this happens there are two options: you can cap over your fascia boards, or you can opt for a full replacement of your fascias.

Both options have their merits, however this blog article is going to look at the benefits of going for a full fascia replacement and why these benefits often outweigh the benefits of capping fascias.

  1. When capping over fascias, it’s imperative that wood is checked for rot. If the rot is simply capped over, this is not fixing the problem but merely covering it – which inevitably leads to further problems down the line.   2. Consider the protection that fascia replacement offers – you are entirely removing any existing issues and starting with a clean slate. This is because the guarantee offered with capping of fascia does not typically cover the sub-structure. Therefore if your old fascia causes problems from rot, this is not covered. It’s for this reason that we recommend entirely removing the old fascia.

When fascia is capped and allowed to settle from the weight of the tiles, it can cause windows or exits close to the roof to jam on this new level. Keep the level of your roof raised by opting to remove existing fascia.
  5. If your home was built before 1999, it’s likely that the soffit boards on your home contain some level of asbestos as this was common at the time. If you have the option, we would recommend removing these boards entirely during the fascia replacement.

What are Dry Verge Systems?

Dry verge systems are used when roof tiles finish on an open edge. It covers the tiles on the gable of the house and can be especially useful where cement has became cracked or loosened. The verge system laps over the roof tile and is secured simply onto your fascia board.

The verge of the roof is probably its most vulnerable part due to exposure to wind and water penetration. The purpose of dry verge is to protect exposed roof tiles and to help secure this line. With the benefit being that as well as protection, it provides an attractive low maintenance finish to your roofing.

Dry Verge VS. Wet Verge

If you live in an older house or have a gable roof then you may have ‘wet verge’ roofing. This is when the outer ends of your verge units are fixed with mortar to prevent water or pests getting in. The problem with wet verge systems is that they’re not very durable.

Mortar can’t tolerate the wear and tear that comes from extreme weather conditions or the natural movement within properties. And even after short periods of time, mortar can become cracked and begin to deteriorate.

It’s fitted directly along the rafter ends and it closes the gap between each one.
